In January 2026, the median single-family home sales price in the Salisbury MD area real estate market was $277,000, down 2% from the median sales price last January. There were 74 home sales, up 3% from the same month last year.

The average time on market was 2.0 months, up from 1.6 months in January 2025.  Currently, there are 3.6 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers

The Salisbury MD area real estate market has “bumped along the bottom” since 2023 and last month was no exception. Even with rates settling in the high 5-low 6% range, buyers simply had little urgency to view homes for sale in Wicomico County. Abnormally cold and snowy weather conditions meant the priority for the month was comfort food, pajamas, football and Netflix. It was a rare month when prices fell on a year over year basis, however. This is something we’ll be watching closely for the remainder of Q1. Remember, one month does not make a trend!

Many aspiring home sellers in Wicomico County with plans to list in January were delayed by the weather as well, especially those who had exterior home prep planned.
