In June 2026, the median single-family home sales price in the Salisbury MD area real estate market was $295,000, up 5% from the median sales price last June. There were 103 home sales, up 11% from the same month last year.

The average time on market was 2.4 months, up from 1.6 months in June of 2025. Currently, there are 3 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

July 2026 Salisbury MD Real Estate Outlook

Our June prediction for Wicomico County home sales proved accurate. For July, we’re expecting a bit of a pullback with 80-85 units sold to start the second half of 2026. This would be a bit shy of the sales numbers seen last July if correct. In the next couple weeks, keep an eye out for the Q2 Housing Report and 2026 Mid-Year update for the Salisbury MD area real estate market.
