Q2 2026 Housing Statistics      

For the period of April 1 through June 30 in Wicomico County, there were 270 settlements on single family housing units, down 3% from Q2 of 2025. The median sales price was $290,000, unchanged from the same period. Foreclosure and short sale properties accounted for 4% of single-family home sales in the second quarter of 2026, up from 2% over the same period in 2025. *

Wicomico County home sales continue to be remarkably consistent since the market shift of 2023. With prices remaining at near record levels and mortgage rates hovering above 6%, it’s no surprise the Salisbury MD area real estate market is “bumping along the bottom.” If not for a strong June, Q2 would’ve been even less impressive.

Takeaways for Salisbury MD Area Home Sellers

Wicomico County home sellers with a firm grasp of the market and an accurate list price enjoyed the fruit of a successful home sale. Those who don’t are left to multiple price adjustments or pull their listing altogether because of unrealistic expectations. Year to date, the average days on market for a home sold in Wicomico County is 76. A mindset of “my home will sell in a week” is highly unlikely unless listed at an aggressive price.

What Lies Ahead for the Wicomico County Real Estate Market?
