State of the Salisbury MD Area Real Estate Market

As of June 30, there were 486 settlements on residential housing units in Wicomico County in 2026, up 1% from this time last year. The median sales price in the Salisbury MD real estate market was $286,000, unchanged over the same period. Foreclosures and short sales accounted for 4% of residential sales in the Salisbury MD area real estate market this year, up from 3% at the mid-point of 2025. *

The Salisbury MD area housing market continues to move at a measured pace. Mortgage rates remain the biggest factor influencing buyer activity, and while affordability challenges persist, the market has largely stabilized. Sales volume and home prices have changed very little compared to this time last year, creating a market where well-priced homes continue to attract buyers, while overpriced listings often take longer to sell.

Housing Outlook in Salisbury MD for the Second Half of 2026

"Stable" will likely remain the word that best describes the Wicomico County housing market through the remainder of 2026. Mortgage rates continue to be the biggest factor influencing buyer activity, and while inventory has improved from recent years, the balance between supply and demand isn't expected to shift dramatically over the next six months. We expect approximately 450 homes to sell in the Salisbury MD area during the second half of the year, with home prices appreciating a modest 1-2%.

Much will depend on the direction of mortgage rates, which remain tied to inflation, Federal Reserve policy, and broader economic conditions. While financial markets will continue to react to global events, buyers are paying closest attention to one number: their monthly mortgage payment. Until borrowing costs decline meaningfully, many prospective buyers will continue to wait on the sidelines. Even so, well-priced homes in desirable locations should continue to attract strong interest, keeping the local market steady through year-end.
