Takeaways for Salisbury MD Area Home Buyers (H3 BOLD)

When the Mid-Year Housing Report was published in July, year-to-date home sales in Wicomico County were flat, as were prices. Of course, that was before the upward march in mortgage rates we’ve seen over the last 90 days. The result was a significant and predictable decline in Salisbury MD area home sales. The combination of stubbornly high consumer inflation, climbing mortgage rates and home prices that are showing no indication of declining has pushed even more buyers to the sidelines in the local market. The remainder have proven to be cautious even as their leverage has improved with the market pushing into neutral territory, defined as 6 months of inventory.

Takeaways for Salisbury MD Area Home Sellers

Salisbury MD area home sellers already on the market or planning to list soon need to take the above data to heart. Year to date, the average days on market (DOM) for a sold listing in Wicomico County is 75. We’re still reminding folks at their kitchen tables every week that “2021 is ancient history” and a successful home sale ALWAYS begins with an accurate list price. The key now is factoring in where the market is headed as inventory builds and more buyers pull back versus relying on what the neighbor’s house sold for last spring.

What Lies Ahead for the Wicomico County Real Estate Market?

Our Q3 projection was on track through the latter part of August. However, the ongoing standoff with Iran, stubbornly high oil and gas prices, and skyrocketing federal government spending and climbing mortgage rates have added more uncertainty to an already fragile economic picture.

Higher energy prices affect the cost of just about everything, keeping inflationary pressure on the economy. Add continued government borrowing to the mix, and there's more upward pressure on 10-year Treasury yields, which heavily influence mortgage rates. With affordability already a challenge for many homebuyers, higher borrowing costs are the last thing the local housing market needs.
